Elegant vineyard home is most expensive listing in Napa at $25M. Take a look around
The Moulds family is selling its wine vineyard estate for $25 million, the most expensive residential property listing in Napa, California, according to Sotheby's International Realty.
Surrounded by natural beauty with far-reaching valley and mountain views, the stunning Napa Valley residence spans 56 acres in the acclaimed Oak Knoll American Viticultural Area.
The main attractions are a quality 9.28-acre vineyard, expansive grounds, a classically elegant main residence, two large guest homes and a vaulted event barn designed for entertaining.
Betsy Moulds and her late husband Steve Moulds of Moulds Family Vineyard moved to the Napa estate in 2000. The property is on the market for the first time since.
Living space on the property totals 7,766 square feet, with an additional 7,322 square feet of entertainment areas. The grounds include a pool.
"The property is an entertainer's delight," according to the listing.
The main residence spans 4,950 square feet with three bedrooms, with an open-concept great room with soaring vaulted ceilings, exposed wood beams, wide-plank hickory pecan floors and a wood-burning fireplace. The home is entered through a massive ebonized walnut front door. Through French doors, the great room opens out to the "lana’i" — 2,022 square feet of covered deck, which could accompany a party of 100 guests or so, with 180-degree views of the property.
The event barn combines indoor with outdoor living. It covers 5,000 square feet underneath soaring ceilings with artisan-crafted light fixtures, a loft area and space for storage or vineyard management. There's an upstairs office with conference area. A well-appointed single-level guest apartment is attached. That home has a full kitchen, dining nook, living room, laundry room, storage and covered outdoor dining space.
The entire compound is centered around 9.28 acres of Cabernet Sauvignon and Cabernet Franc that captures the exceptional quality of the wine region's soil, topography and climate, called terroir, according to the listing.
"The location is one of the premier areas for growing grapes in the Oak Knoll District. Moderate, consistent temperatures year-round allow for maximum time on the vine before harvesting," the listing states. "Sustainable farming and vineyard management techniques are integral to the family's values and farming methodology. A byproduct of their deep care in all areas of grape growing is on display in each bottle of wine produced from the property's fruit, described by the owners as ‘balanced, expressive and healthy fruit for winery clients.’"
